About Proptonomy

We ran the operation first. Then we built the software.

Proptonomy was built inside Heimby, the short-term rental company we founded in Bergen in 2022. Every part of it answers a problem we had ourselves: guests waiting for replies, cleaners asking the same questions, and a business that could not grow without hiring.

Our story

From a rental company in Bergen to the software that runs it

Njål founded Heimby in 2022 to manage short-term rentals for owners in Bergen. It grew into one of Norway's largest short-term rental managers, with 240 properties across seven cities. The growth had a price. Every new apartment meant more guest messages, more coordination with cleaners and handymen, and another person on the team to carry it.

Mathias had built systems for startups and scale-ups from scratch. Together we started replacing the manual work with software, and Heimby became the test bed: real guests, real cleaners, and real consequences when something broke. What worked stayed. What did not, we felt first.

The first thing the system took over was guest communication. Then it started briefing cleaners, chasing maintenance jobs and following every task to done. In January 2026 we incorporated Proptonomy AS so other property managers could run on the same system. Heimby is still our first customer, and still where every change ships first.

Enable property management companies to scale without adding more team members.

The ceiling on a property manager's growth has always been headcount. Every step of growth meant another inbox, another coordinator, another person on call. We are building the teammate that removes that ceiling.

Heimby, spring and summer 2026

From 20 to 150 units with one person.

In April and May 2026, Heimby went from 20 to 150 units running on Proptonomy. One person did it: Endre Nesvoll-Jenssen. Through the summer he ran the whole operation himself, with the AI handling the guest communication and the daily coordination around him.

That is the benchmark we hold ourselves to. Not a demo, and not a pilot with a team behind it, but one person and the system, carrying an operation that would otherwise need a team.
