Proptonomy vs Trellis: the same promise, priced and proven differently.

Trellis and Proptonomy make the same promise: agents that answer guests and run the operation behind them, on top of the PMS you keep. They differ on how they price, on how the trial is judged, and on the details: a check on every reply, door codes gated on verification and one queue across clients.

The short answer

Both are AI operations layers for rental managers, and both were founded in 2026. Trellis starts from $749.99 a month plus an onboarding fee and bills once autopilot reaches 70% accuracy; Proptonomy is priced per listing with every product included and no setup fee, quoted in writing before a trial judged on a pass mark you write. Choose Trellis for its accuracy-based billing and white-glove onboarding; choose Proptonomy for no onboarding fee and every outgoing reply checked before it sends.

How Trellis describes itself: “Trellis is AI property management software for short-term rentals: agents answer your guests, coordinate your team, and run daily operations across your whole stack. source

Choose Trellis when

  • You want to pay nothing until autopilot reaches 70% accuracy, the billing gate Trellis publishes.
  • You prefer white-glove onboarding and are comfortable with a one-time fee quoted on the call.
  • Your crews are ready to work in a dedicated mobile app with checklists, photos and offline updates.
  • Your portfolio is in the US, Italy, Mexico or the Caribbean, where Trellis lists its customers.

Choose Proptonomy when

  • You want no onboarding fee: one per-listing price with every product included, quoted in writing for your portfolio before the trial starts.
  • You want the trial judged on a number you write yourself, over two to four weeks, rather than a fixed accuracy threshold.
  • You want a second AI to check every outgoing reply for promises the team has not confirmed, and door codes released only to verified bookings.
  • You run several clients or brands and want one ranked queue across all of them.
  • You operate in the Nordics and use KrossBooking, Hybel.no or EasyPick.

Fair is fair

What Trellis does well.

  • Billing tied to accuracy

Trellis starts billing only when autopilot reaches 70% accuracy. For a buyer, that is a clear, published risk-reversal. source

  • Voice and a crew app in one product

Voice AI answers calls and can hand them to a colleague, and cleaners get a mobile app with their tasks, checklists, photos and the guest’s note, with updates sent once the phone reconnects. source

  • EU-hosted primary data

Trellis states that its primary database, backups and application servers are hosted in Stockholm, Sweden, which is useful for European operators working through GDPR reviews. source

Where each one stops

The limits, on both sides.

Trellis

  • No self-serve signup or free trial: every customer starts with a demo call.
  • Pricing starts at $749.99 a month, and a one-time onboarding fee is added; its amount is not published.
  • Its /connect page says it does not produce owner statements or accounting exports today.
  • Aimed at management companies with 20 to 2,000+ units, per its pricing page.

Proptonomy

  • Not a PMS or channel manager: you keep yours for reservations, rates and payouts.
  • No billing gate tied to accuracy: the trial is judged once against your pass mark, and per-listing billing starts at go-live.
  • A young company: Norwegian, founded in 2026.

Switching from Trellis

Three steps, and nothing goes quiet in between.

  1. 1

    Connect your PMS

Proptonomy connects through Guesty’s marketplace, Hostaway’s API or your PMS’s own connection. It starts in observe mode: it reads, drafts and learns your properties, and sends nothing while Trellis keeps answering.

  2. 2

    Bring your procedures and knowledge

Import the procedures you already wrote for Trellis’s agents, and your property details. Every Proptonomy draft cites what it used, so gaps show up in the first days.

  3. 3

Switch inboxes over one at a time

When an inbox meets the pass mark you wrote, turn Trellis off for it and Proptonomy on, so no guest gets two answers, or none.

Proptonomy and Trellis: questions

Both run AI on top of your PMS to answer guests and coordinate the work. Trellis publishes a starting price of $749.99 a month plus a one-time onboarding fee, and starts billing when autopilot reaches 70% accuracy. Proptonomy is priced per listing with every product included and no setup fee, quoted in writing for your portfolio; it checks each outgoing reply before it sends, releases door codes only to verified bookings and gives multi-client operators one ranked queue.

It depends on portfolio size. Trellis starts from $749.99 a month, scales with property count and adds a one-time onboarding fee, with the exact figures quoted on a call. Proptonomy is priced per listing with every product included and no setup fee, plus carrier usage for numbers, minutes and SMS, and quotes your portfolio in writing. Ask both for a written figure at your listing count and compare them side by side.

A trial of two to four weeks on your own properties, judged against a pass mark you write before it starts, for example 60% of guest messages resolved without a person. If it hits the number, you go live at the per-listing price quoted in writing before the trial. If it does not, you walk away and keep the data and conversation history.

Trellis states on its company facts page that it serves 45+ property management companies and 4,000+ listings. Proptonomy publishes figures from Heimby, the rental operation it grew out of: 97.8% of guest communication is handled by the AI, and 65.7% of day-to-day cleaning and maintenance planning is handled with no human involved. Both sets of figures are the companies’ own.

Trellis states that its primary database, backups and application servers are in Stockholm, Sweden. Proptonomy’s servers and storage are in the EU as well. Some AI processing and email delivery may run with providers outside the EU; Proptonomy only uses AI providers that do not retain or train on your content.
